Keep the Character, Lose the Draughts: Why Restoring Sash Windows Makes Sense
Original sash windows are one of the best things about an older British home — and, left to their own devices, one of the draughtiest. The good news is that the fix is almost never a skip and a set of plastic replacements.
Anyone who lives in a Victorian terrace, a Georgian townhouse or an Edwardian semi knows the sound: the soft rattle of a sash window in a gust, the thin cold line that runs down the back of the sofa in January, the top sash that has been painted shut since the Blair government. Original timber sashes are beautiful, and they are also, after a hundred-odd years of weather and neglect, usually tired. So the temptation, sooner or later, is to pick up the phone to a replacement-window company and be done with it.
It is very nearly always the wrong call. Not for sentimental reasons — though those are real — but for practical ones: cost, comfort, planning permission and the resale value of the house. A draughty, sticking, single-glazed sash is not a window at the end of its life. Very often it is simply a window that has never been properly serviced, and the sensible, cheaper and better-looking answer is to restore it rather than rip it out.
The plastic trap
Start with the thing most people reach for first. Swapping timber sashes for uPVC looks, on a glossy brochure, like the easy option: one price, one visit, no more painting. In a period home it is frequently the most expensive mistake on the list.
A huge amount of Britain’s older housing sits in a conservation area, and a good deal of it is listed. In a conservation area the local authority can and often does refuse permission to replace characterful timber windows with plastic ones, and can remove permitted-development rights so that even like-for-like changes need consent. On a listed building, changing the windows without listed building consent is not a grey area — it is a criminal offence, and “I didn’t know” is not a defence. Historic England’s guidance is blunt about it: original windows are part of what makes these buildings special, and should be repaired and upgraded wherever they possibly can be, not thrown away.
Even where the planners would wave it through, there is the house itself to think about. Sash windows are not a bolt-on feature; they set the rhythm of a period façade — the slim glazing bars, the proportions of the panes, the way the whole elevation reads from the street. Drop in chunkier plastic units and the eye notices immediately, even if it can’t say why. Estate agents will tell you the same thing they always do: buyers pay a premium for a period home that still looks like one, and knock money off for one that has been “improved” with the wrong windows. Character is an asset on the valuation, in the most practical sense.
What “restoration” actually involves
“Restoration” sounds grand and expensive. In practice it is careful joinery, and much of it can be done in a day or two, in situ, without the window ever leaving the house. A specialist will take the sashes out of their boxes, strip back the old paint and count the damage. The parts that carry the wear — the bottom rails, the sill, the odd sash horn — are usually the only bits that have actually rotted. Rather than bin the whole frame, a restorer cuts out the decayed timber and splices in new, matched sections, or fills sound-but-pitted areas with a structural resin, so the original window is kept and only the failed inch or two is renewed.
Then comes the mechanism, which is where most “broken” sashes have really failed. The cords that run over the pulleys and hold the weights snap with age; when they go, the sash either crashes shut or won’t stay up, and someone paints it closed rather than fix it. Re-cording is routine work — new cords, the cast-iron weights re-hung and balanced, the pulleys freed off — and it is the single change that turns a dead, painted-shut window back into one that glides up with a fingertip. New parting beads and staff beads, a fresh coat of paint or a repaint in a heritage colour, new putty and glazing where needed, and a window that looked finished is good for another few decades.
The point worth holding on to is that none of this is exotic. It is the maintenance these windows were always designed to receive — they were built to be taken apart and mended, which is exactly why so many are still hanging after a century while their uPVC replacements from the 1990s are already heading for landfill.
Losing the draughts without losing the look
Restoration fixes the sticking and the rattling. The other half of the job — and the half homeowners feel most on a cold night — is warmth. Here there are three upgrades that make a genuine difference, and none of them changes how the window looks from the pavement.
The first and cheapest is draught-proofing. A restorer routes a discreet brush-pile seal into the edges of the sashes and the meeting rail — the spot where the top and bottom sashes overlap — so the two halves close against a soft barrier instead of a gap. It is invisible once the window is back together, it stops the whistle and the cold draught, and on a leaky original it is often the highest-impact pound you can spend. Crucially, a good system seals the gaps without gluing the window shut: the sashes still slide, and a trickle of controlled ventilation is kept so the room can still breathe.
The second is secondary glazing: a slim, near-invisible independent pane fitted on the inside of the existing window. Modern systems are a world away from the rattly 1970s kind — you can have lift-out panels for a spare bedroom, side-hinged casements for easy cleaning, or vertical sliders that mirror the sash so the window still opens as it always did. Because it is entirely internal and reversible, it rarely needs planning permission and is accepted in most conservation areas and many listed buildings — though on a listed property it is always worth a quick word with the conservation officer first. It roughly halves the heat loss of a single-glazed sash and, as a bonus, is one of the most effective ways to cut traffic and street noise.
The third option, where the frames are deep enough and the existing glass isn’t historically important, is to reglaze the sashes with slimline or vacuum double glazing — sealed units a fraction of the thickness of standard double glazing that sit inside the original timber. Done properly the window is near-indistinguishable from the street but performs like a modern one. For context, a traditional single-glazed sash loses heat at a rate (its U-value) of around 4.8; adding secondary glazing brings that down to roughly 2.2–2.9, while a slimline double-glazed unit gets close to the performance of a modern replacement window (about 1.4), and the newer vacuum units better still. Warmer rooms, smaller bills and far less condensation on the inside of the glass — without the skip.
The quieter, drier bonus
Warmth is the headline, but two other things tend to surprise people once the work is done. The first is quiet. A single pane of old glass does almost nothing to stop sound, which is why a bus going past can feel like it is in the room. Add secondary glazing — with its wide air gap and, if you ask for it, a thicker acoustic pane — and the difference is dramatic: a busy road softens to a murmur, and a light-sleeping household in a city terrace suddenly gets a full night. For anyone on a main road or a flight path, it is often the upgrade that changes daily life the most.
The second is dryness. Cold single glazing is a magnet for condensation: warm, damp indoor air hits the freezing glass and streams down onto the sill, and over years that standing water is what actually rots the timber and blackens the paint. Warm the inner surface — with draught-proofing, secondary glazing or slimline units — and the glass stays above the point where that happens, so the morning puddles and the mould in the corners largely disappear. The window that was quietly rotting itself from the inside becomes one that keeps itself dry, which is the whole point of restoring it properly rather than papering over the symptoms.
The money, honestly
Cost is usually what settles the argument, and it settles it in restoration’s favour. Overhauling and draught-proofing a tired sash typically runs to a few hundred pounds a window — sometimes less for a straightforward re-cord and seal — against four figures for a like-for-like new timber sash, before you have even reached the planning department. Add secondary glazing or slimline units and the number climbs, but you are still, in most homes, comparing a repair bill to a replacement bill several times its size.
And the maths gets better over time, not worse. A properly restored timber window has already proved it can last a century; maintained with an occasional repaint it will comfortably outlive any plastic unit, whose sealed glazing has to be swapped the moment it mists up. Restoration is the option that keeps the house’s value, keeps its looks, and keeps you off the phone to a window company again in fifteen years.
Can your sashes be saved?
Almost certainly yes — but here is a quick homeowner’s test before you call anyone. Press a thumbnail into the timber at the bottom of the frame and on the sill, the two spots that rot first: if it feels firm, the window is sound and only needs servicing; if it sinks in like cork over more than a small patch, that section needs splicing, which a restorer does as a matter of course. A window that is painted shut, rattles in the wind, won’t stay open, or has a snapped cord is showing wear, not terminal decline — all of that is standard restoration work. Cracked panes and flaking paint look alarming but are largely cosmetic — though perished putty is worth reglazing promptly, since once it fails it lets water in. The only genuine write-off is a frame that is rotten right through in most of its members, and that is far rarer than you might be led to believe.
If your home is listed or in a conservation area, make the council your first call rather than your last — the conservation officer would far rather talk to you before the work than after it, and repair-and-upgrade schemes are exactly what they like to approve.
Common questions
How long does it take? Less than most people fear. A specialist works room by room, and each sash is usually only out of its box for a few hours, so a whole house is typically a matter of days rather than weeks — and you carry on living in it throughout. Draught-proofing a single window is often an hour or two’s work.
Do I need building regulations approval? Repairing, re-cording and draught-proofing your existing windows counts as maintenance and doesn’t trigger building-regulations approval. Reglazing is the exception — fitting new double-glazed units (unlike re-cording or draught-proofing) can bring the work under the Building Regulations, so your installer should confirm the glass meets the standard. Wholesale replacement always does, and on a listed building or in some conservation areas you’ll need consent too — which is another argument for repair over replacement. When in doubt, your restorer or the council’s conservation officer will tell you which camp your job falls into.
Will draught-proofing cause damp or condensation? Done properly, the opposite. A good installer seals the draughts but leaves controlled ventilation, and warming the glass is what stops the condensation that causes damp in the first place. The homes that get damp are the ones sealed up with no thought for airflow — a specialist balances the two.
Are old sash windows secure? They can be brought fully up to date without spoiling the look. Security is part of a good overhaul, not a reason to replace.
Getting it done — and getting it right
The one place not to economise is who does the work. Sash restoration is a genuine craft — matching sightlines and mouldings, keeping the original box frames and weights, getting the rot repair and the draught seals right so the window still runs sweetly afterwards. It is worth using a firm that restores windows for a living rather than a general builder or, worse, a replacement company that will always find a reason to sell you new.
